First Quarter 2022 Updates
UPDATE posted 3/23/22:
There is a lot of construction going on in the area! Here is some information on a few things we have been getting questions about.
-The Deer Valley/Williams bridge over the Agua Fria River connecting 109th Ave. to El Mirage/117th Ave. is coming along! The project is expected to be completed at the end of this year. More info: https://www.maricopa.gov/5694/Deer-Valley-Road
-The trucks on the NE corner of 83rd Ave. & Happy Valley Rd. are there for the resurfacing of 83rd Ave. from Happy Valley to Jomax that is taking place today and tomorrow. More info: https://www.peoriaaz.gov/.../streets/street-improvements
-Aloravita Phase 3 is under construction between 67th Ave. and 75th Ave. north of Jomax. Blasting and drilling begins this week. More info: https://www.aloravitaphase3.com
-A developer just closed on a huge piece of land in north Peoria that is one of the last remaining undeveloped master-planned community projects in Peoria. It will be north of Vistancia and is in the very early stages. More info: https://www.abc15.com/.../texas-developer-buys-5-000...

- BoSa Donuts is tentatively opening in March
- Harkins Theatres Dine-In Therater is currently under construction and tentatively opening at the end of 2022 at Four Corners in the former Sports Chalet
- Harumi Sushi is now open at Sunrise Promenade at Four Corners
- Hash Kitchen is opening a second West Valley location in the former Giordano’s at P83. They are crushing it at Park West because the West Valley in the place to be!
- Kids That Rip (KTR) is tentatively opening in April on 83rd Ave. south of Union hills in the former LA Fitness.
- Turquoise Wine Cellar & Tasting Room is opening in the same complex as Arrowhead Grill in the Summer of 2022.
- Lake Pleasant Brewing Co. opened last week on Rose Garden at 19th Ave.
- Smokey Joe's Hot Dogs is opening in the Spring at P83.
- Someburros is going in at 83rd Ave. and Thunderbird.
- 83 Marketplace is under construction and you can find a list of phase 1 tenants tentatively opening Summer/Fall of 2022 at https://www.83marketplace.com
- The Shops at Lake Pleasant are in the beginning phases of construction at Four Corners in front of Home Depot, Wendy’s, etc. Tenants TBD. We will post an update ASAP.
- The Maricopa County Board of Supervisors meeting is on February 23rd at 9:30AM regarding the final approval for the Republic Services Waste Transfer Station at the 303 and El Mirage Rd.
UPDATE 1/27/22:
- Kids That Rip is going in the former LA Fitness on 83rd Ave. south of Union Hills
- QT has submitted an application with Maricopa County to build at Happy Valley Rd. and the 303.
- Someburros is opening 2 locations: one at 83rd Ave. & Thunderbird and one at Norterra Pkwy. & Jomax
- StretchLab is now open at Sunrise Promenade at Four Corners
- Talks are underway about a mixed-use/commercial development in Vistancia, known as the Vistancia Commercial Core (VCC). This encompasses land behind the Safeway complex running from Vistancia Blvd. all the way to Lone Mountain. This is in the preliminary phases and we will continue to keep you updated.
- There is a "build-to-rent" style multi-family complex that is proposed to be going in at Jomax & Lake Pleasant Pkwy. There is not a scheduled re-zoning hearing for this yet.
- The re-zoning for the proposed Republic Services Waste Transfer Station at the 303 and El Mirage Rd. was approved by the Maricopa County Zoning Commission today and will now move forward to the Maricopa County Board of Supervisors for final approval.
- We do NOT have an updated timeline for the opening of Harumi Sushi or Bosa Donuts at this time.

- Constructions on a new Harkins Theatres dine-in movie theater is under way at Four Corners in the former Sport Chalet. The construction in the Home Depot parking lot is related to that.
- Crumbl Cookies Arrowhead is now open on Bell Rd. at 79th Ave. near Target.
- Eggstasy is now open at Norterra
- Spooner Physical Therapy is now open on Lake Pleasant Pkwy. north of Jomax.
- The Trailhead, a mixed-use commercial development, is proposed to be going in at the NE corner of 83rd Ave. & Happy Valley. You can read all about it on our blog!
- The new Jomax exit off the 303 is now open.
